Can you believe that February is almost gone? That means a couple of things: soon enough, the weather will start getting warmer and spring is just around the corner. It also means that the Eastern Panhandle real estate market is about to pick up the pace!

Housing isn’t the only thing that is revving up in activity around springtime. Once the weather starts to warm up, several of the Eastern Panhandle’s communities start throwing more town-wide events and festivals for our area’s residents to enjoy. If there’s one thing that is fantastic about this particular area it’s that our towns know how to have a great time.

There are several upcoming events in West Virginia’s Eastern Panhandle that will help you celebrate the imminent arrival of springtime. Here are a few of the highlights:

The 4th Annual Common Ground International Book Fest

Saturday, March 2nd, Shepherd University Wellness Center
Calling all book lovers! This is one book festival that celebrates difference, diversity and local talent. Featured authors, playwrights and filmmakers celebrate the differing ideas and philosophies that are found in books, film and theatre. Musical artists and cultural vendors are also invited to participate each year. This is a book festival that those with artistic interests will love and appreciate, and it allows the area’s literary talent to really shine.

Potter’s Bowl and Auction

Saturday, March 2nd, 6:00pm, Sheperdstown Fire Hall
Come outside from the winter chill and enjoy some hot soup donated by local restaurants! Select one beautiful bowl handcrafted by some of the area’s most accomplished potters. It is yours to keep! Dig in and enjoy. From there, peruse the items up for bid in the silent and live auctions and get yourself an amazing Deep Creek vacation or other gorgeous works of art from local artisans. Good Sheperd Caregivers will receive the proceeds and use it to continue to provide free, nonmedical caregiving services to aging Jefferson County residents.

The Eastern Panhandle Home Builder’s Association’s 18th Annual Home Show

March 8th-10th, Martinsburg Mall
Is it your dream to buy or improve your Eastern Panhandle home? This is the home show that you’ll want to attend! The theme is “Build on Your Dream”, so you can bet that there will be an abundance of information about how to both improve and buy the home of your dreams. There will be over 200 vendors in attendance with thoughts, ideas and products to help your vision come to life. This is one home show that you won’t want to miss, even if you’re not thinking of buying a home right now.

Much has been made about Robert Schiller’s latest assertion that the notion that buying a home for financial and investment purposes is a fad. Some agree that the financial benefits of being a homeowner aren’t as strong or forceful as they once were, while others believe that investing in a home is a great way to build up your assets and gain wealth. We tend to agree with the latter.
As one of the premiere teams of real estate agents in West Virginia’s Eastern Panhandle, we have supported many home buyers through the process of finding and investing in a home. Many of our clients have seen financial gain and tax benefits from actually owning a piece of property instead of renting.
Still not convinced? Not to worry-we’ve compiled a few reasons that being a homeowner IS a wise financial decision:
1. You’re rerouting your investment in a smarter way. When you rent a home, you’re ultimately just paying a monthly rate to someone else for their investment in a property, thereby building their wealth and return on investment. When you buy a home, you’re applying that same investment principle into a mortgage, which in turn benefits your bottom line. There’s a much higher potential for return when you’re investing in yourself. Despite the notion that renting is cheaper than buying, that isn’t true in the majority of the country in today’s market.
2. Homeownership really does create wealth. Harvard University’s The Joint Center for Housing Studies recently figured out the correlation in family wealth between homeowners and renters. The findings suggest that even after the recession, many homeowners still have over 20% of the personal wealth that renters do. That’s because paying a mortgage creates what’s called “forced savings.”
3. The tax advantages can’t be beat. The capital gains that come into play when you sell your home are not as bad as you’d think. You can exclude up to $250,000 of the gain on the sale of your home if you meet some basic requirements, including an ownership test, a use test and if during the 2 year period ending on the date of the sale, you did not exclude gain from the sale of another home. This could avoid the tax you’d have to pay on the financial gain of your home, allowing you to reap even more benefits and gain more financially from the sale of your home.
These are just a few of the many reasons why owning a home could benefit you financially. While this is a personal decision that every West Virginia home buyer must make for themselves, just remember: Kable Team Realty has your back! By the end of 2012, it was clear that the real estate industry is finally recovering from the dip in the economy and looking towards a great year in 2013. Buyers are ready and able to find great deals on financing, sales percentages are rising, and the holiday season is over. Where are all the sellers? Sales are higher than they have been since 2007. The only thing keeping a house from selling - is not listing it!

Usually there is a dip in new listings towards the end of the year with the holiday season and then a rise after the first of the year. This year, home listings were down 30% this January compared to 2012! So, where are all the sellers? Recent surveys reveal that some homeowners are still cautious about listing their home. But, this is exactly when they should be listing their home for sale! With inventory down and sellers on the lookout now could not be a better time to list a home. While the number one concern among homeowners is missing out on future gains due to the price increase, as supply rises the prices will even out. In addition, as the supply rises, so will the competition.

2013 will also see a lot of new houses on the market, as the home construction and development industry is recovering.  New subdivisions, condos and projects that have been on hold will be back on track and finished by this summer. Brand new houses are huge competition for homeowners looking to sell an occupied home.
