According to a recent Harvard study, there has never been a better time to invest in real estate. In fact, buying a home on the Eastern Panhandle is considered a great investment for five solid reasons— ranging from the cost between renting and owning a home to tax benefits. Don't wait until the spring and summer seasons to begin looking for homes in Charles Town, Ranson, Shepherdstown, Harpers Ferry, Martinsburg, Inwood, Falling Waters, and Hedgesville, now is the time to invest before mortgage rates and housing prices rise even more and before more homebuyers flood the market to spark additional competition for homes.

In this new study out of Harvard University, entitled The Dream Lives On: the Future of Homeownership in America, four prominent reasons that Eastern Panhandle homebuyers should buy a home are discussed:

Housing Is The One Leveraged Investment Available
When homebuyers consider buying real estate in West Virginia, undoubtedly one of the biggest reasons that arises is staking claim in a home and how much of an important investment real estate is. The study agrees, saying: 

"Homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of five so that every percentage point rise in the value of the home is a 5 percent return on their equity. With many buyers putting 10 percent or less down, their leverage factor is 10 or more.”

The Cost of Renting Vs. Owning
This is also commonly one of the biggest reasons homebuyers agree to buy homes on the Eastern Panhandle. Whether you rent or own the home you live in, you're still paying for it— and chances are if you're renting, you're paying too much. When you buy a home on the Eastern Panhandle, you are paying toward your own principal, when you rent, you don't have that option. In fact, you are paying toward the principal of the landlord, more often than not with nothing to show when the time comes to move.

Saving Can Be Troublesome
When you think about saving for a new home or saving to make the switch from renting to owning, it can be hard to force yourself to put the money away. When you own a home, it can help stop you from putting off saving for another day. As the study says, you have to make a housing payment one way or the other, owning a home can help you overcome that tendency to procrastinate on saving.
 
Owning Has Tax Benefits
Tax benefits can not be seen in renting, but are available when you become a homeowner in Jefferson or Berkeley County. You are able to deduct mortgage interest and property taxes from your income when you own as well as other benefits for both single households and married couples when you decide to sell your West Virginia real estate for a gain.

Jefferson County and Berkeley County homebuyers, and those across the country, are preparing to move to new homes in Charles Town, Ranson, Shepherdstown, Harpers Ferry, Martinsburg, Inwood, Falling Waters, and Hedgesville for many reasons— new jobs, cost of living, trading up, and of course, those who have just stepped into positive equity again. If you're one of these homebuyers who's going to be settling into a new home this year, here are a few tips to make that Eastern Panhandle house feel more like a home.

Ask yourself:

Has my home been inspected properly?
All homes on the Eastern Panhandle will receive some kind of inspection, but for peace of mind, you may want to do an extra thorough run through. Items to inspect include paint, flooring, windows, doors, and any areas that might not have been directly accessible during the first inspection. Everything from garage doors to light fixtures should be inspected to help you settle in.

Listing photos are similar to profile photos on social networking sites— it can make or break your image (or, in this case, your home) to another person. For instance, with more and more Eastern Panhandle homebuyers in West Virginia real estate searching for homes in Charles Town, Ranson, Shepherdstown, Harpers Ferry, Martinsburg, Inwood, Falling Waters, and Hedgesville online, your listing photos are the first thing they will see. The photos will also be the one factor that helps them decide whether to turn their "viewing" of your home online into a "viewing" of your home in person. Listing photos make all the difference to homebuyers and here's how you can make yours stand out:

Time the Lighting
A photo taken at the wrong time of day can make a big difference in how the photo is perceived. For instance, those with dark, dingy lighting or taken during an overcast day or stormy weather can give the homebuyer a negative perception right off the bat. A photo taken with glowing, natural light during the morning or on a sunny day can instantly boost the home's perception to the homebuyer and peak their interest.

Highlight What's Important
Have you ever seen listing photos that highlight the wrong parts of the home? Maybe they are taken from the car or the backyard and do not feature flattering angles. When taking listing photos, be sure they are of the home itself and highlight its features that will be important to the buyer. Trees in the yard are not what is going to sell the home to the buyer, so focus on the structural aspects instead.

Show the Room
Eastern Panhandle homebuyers want to see the size of the room, not just one corner. Take listing photos from doorways and showcase the entire room, rather than one corner or angle of the specific space. Also, be sure there is no glare from a TV, mirror, or large window as it will skew the image of the photo.

Take Clear Photos
There is nothing worse when looking at listing photos in Jefferson or Berkeley County real estate and finding blurred images or camera flare-ups. Hold your camera steady and stabilize your hand, stand completely still and level to avoid fuzzy photos. You can also use a tripod if you don't trust your hand to take a steady picture. Be sure to clear your lens of all dust, debris, bugs, and watch the images to make sure there are no camera blemishes in them.
