However, one of the biggest mistakes a homebuyer in West Virginia's Eastern Panhandle can make this year is failing to shop around for a mortgage. Gathering multiple quotes from lenders on the same day is the key to securing the best deal on your new West Virginia home, in addition to the following steps:

Know what you can afford
Using a mortgage calculator should be one of the first steps you take when deciding to buy a new home. It's hard to believe Memorial Day weekend is here again! It's the unofficial start to summer which is now just around the corner in West Virginia's Eastern Panhandle. If you plan to be in the area for the long weekend, are hosting friends and family from out of town or will be visiting Jefferson or Berkeley County, there will be no shortage of fun events to attend. From festivals to parades to memorials, we've put together a list of festive activities to add to your calendar below:

Sharpsburg Memorial Day Commemoration and Parade

When: Saturday, May 23, 2015
Time: 11 AM to 3 PM
Where: Begins at Town Hall then proceeds to Sharpsburg Elementary and Antietam National Cemetary

The annual Sharpsburg Memorial Day festivities are among the nation's oldest, dating all the way back to 1867. The day will begin with a wreath laying ceremony at Town Hall at 11 AM before the parade at 1:30 AM. The parade starts at Sharpsburg Elementary School and proceeds to Antietam National Cemetary. There will be a speech from the Sharpsburg Mayor, patriotic music and a concert on the Square from 11:45 AM until 12:15 PM. This year's concert will be played by the Rohrersville Band, the oldest active civic band in the country which began in 1837.

Wine and Arts Festival

When: Saturday, May 23 and Sunday, May 24, 2015
Time: 11 AM to 7 PM Saturday and 1 PM to 6 PM Sunday
Where: Boydville Mansions grounds

The annual Wine and Arts Festival kicks off this weekend on the grounds of the historic Boydville Mansion in Martinsburg, WV. There will be a variety of local West Virginia wines to taste and live music to be heard under the shady trees on the Boydville grounds. From jazz to blues to folk and rock, you can enjoy the sounds of the festival after choosing a bottle of your favorite wine from the local vendors. This is a must-visit event if you've never been, with just the right amount of people to keep the lines short and the company fun! The event will go on rain or shine and admission is $20 for those over 21, $10 ages 13-20, and FREE for those 12 and under.

Memorial Day Service

When: Monday, May 25, 2015
Time: Breakfast 8 AM to 10:30 AM, Service at 11 AM
Where: Martinsburg Main Pavilion

This local Memorial Day service will pay tribute to the veterans of Berkeley County. There will be a free pancake breakfast hosted by the Martinsburg Rotary to benefit local charitable organizations from 8 AM to 10:30 AM at the main pavilion. Following the breakfast, join the Memorial Day service at 11 AM sponsored by the VFW and American Legion.

Finding the right neighborhood is oftentimes as important as finding the right home. In fact, proximity to amenities like grocery stores, retail, restaurants and fitness clubs are typically high on the list of what homebuyers desire the most. If you should find your dream home this spring in Jefferson or Berkeley County, know that there are many factors to consider outside the home— the neighbors, for instance. 

Below are four factors to look for as you house hunt this season and ultimately work into your homebuying decision on West Virginia's Eastern Panhandle

The type of neighborhood
Do you want to live a rural area? A suburban area? Downtown? You'll want to be searching for homes in the best place for you, so determine where you would like to be early on. Living downtown or in the heart of a community can come with perks like distance to entertainment, but it can also come with more noise than living in a rural area. On the other hand, living rurally just may mean a longer commute time. Weigh your options and then begin to visit available homes in Martinsburg, Harpers Ferry, Inwood, Hedgesville, Falling Waters, Charles Town, Ranson and Shepherdstown

Once you know the setting in which you'd like to live, you'll notice how affordability among these homes fluctuates. It's wise to first get pre-approved to determine your price range and after, locate the homes that satisfy your homebuyer wish list and budget. 

The neighbors
As I mentioned above, be sure to factor the neighbors into your decision. You may fall in love with a specific home in Jefferson or Berkeley County, but the neighbors are particularly noisy. Or perhaps you do not want to live next to a building that will soon be under construction for months to come. The best way to research this is to visit the neighborhood at varying times of day and even walk it yourself.
