Eastern Panhandle WV Real Estate Blog

When compared with past years, mortgage rates are currently hovering around historic lows in the three percent range. However, one of the biggest mistakes a homebuyer in West Virginia's Eastern Panhandle can make this year is failing to shop around for a mortgage. Gathering multiple quotes from lenders on the same day is the key to securing the best deal on your new West Virginia home, in addition to the following steps:

Know what you can afford
Using a mortgage calculator should be one of the first steps you take when deciding to buy a new home. Input all of your expenses and arrive at a number you are comfortable paying each month for housing— being careful to include property taxes, insurance, monthly maintenance and utilities. It's also important to have an emergency fund and plan ahead to ensure that you will be able to afford your mortgage payments for several years.

Compare loans from lenders and brokers
The Kable Team is your expert real estate team in Jefferson and Berkeley County and we're happy to recommend local lenders to assist you in this area. In fact, it's crucial that you visit with several lenders to find the best rate and loan terms before deciding on one for your home. Remember that it is not the job of the lenders or the brokers to find the best loan for you, you have to do the shopping to find the winner.

Research loan prices and fees
A common mistake of homebuyers in West Virginia's Eastern Panhandle is accepting the first loan they are offered without realizing they could do better. Lenders can offer different rates and fees for the same loan to different buyers, so gathering multiple quotes is a must. It is wise to compile rates and fees from several lenders on the same day and then determine which is best for you.

Know that all mortgages are different
There are many different types of mortgage loans for homebuyers in Martinsburg, Harpers Ferry, Shepherdstown, Hedgesville, Ranson, Falling Waters and Charles Town. They have different features— for instance, fixed interest rates, adjustable rates and payment adjustments. Make sure you consider all of these in your decision and always ask your lender to determine your monthly mortgage payment one year and five years from now if you're considering an adjustable rate. The last thing you want is to be surprised after you've closed on the home.

Shopping around for a mortgage can save you thousands of dollars over the life of the loan, so make it a priority, Eastern Panhandle homebuyers! As always, asking for help or recommendations can save you time and energy in this area and put you at ease working with a trusted professional. Kable Team Realty is here to help! Do not hestiate to contact us with questions about the mortgage process or buying a home in Jefferson or Berkeley County this year.

Finding the right neighborhood is oftentimes as important as finding the right home. In fact, proximity to amenities like grocery stores, retail, restaurants and fitness clubs are typically high on the list of what homebuyers desire the most. If you should find your dream home this spring in Jefferson or Berkeley County, know that there are many factors to consider outside the home— the neighbors, for instance.

Below are four factors to look for as you house hunt this season and ultimately work into your homebuying decision on West Virginia's Eastern Panhandle

The type of neighborhood
Do you want to live a rural area? A suburban area? Downtown? You'll want to be searching for homes in the best place for you, so determine where you would like to be early on. Living downtown or in the heart of a community can come with perks like distance to entertainment, but it can also come with more noise than living in a rural area. On the other hand, living rurally just may mean a longer commute time. Weigh your options and then begin to visit available homes in Martinsburg, Harpers Ferry, Inwood, Hedgesville, Falling Waters, Charles Town, Ranson and Shepherdstown

Afforability
Once you know the setting in which you'd like to live, you'll notice how affordability among these homes fluctuates. It's wise to first get pre-approved to determine your price range and after, locate the homes that satisfy your homebuyer wish list and budget.

The neighbors
As I mentioned above, be sure to factor the neighbors into your decision. You may fall in love with a specific home in Jefferson or Berkeley County, but the neighbors are particularly noisy. Or perhaps you do not want to live next to a building that will soon be under construction for months to come. The best way to research this is to visit the neighborhood at varying times of day and even walk it yourself.

The schools
If you have children, the local education system on the Eastern Panhandle will be especially important. You can find school ratings online or we would be happy to provide you with more on this subject!

As your local real estate expertsKable Team Realty can provide insight into local neighborhoods and available homes that meet your criteria. Contact us today for information!

Home sellers on the Eastern Panhandle have many choices ahead of them— for instance, where to move in Jefferson or Berkeley County, when is best to list their property and at which price and if they should even use a real estate agent at all. Working with a real estate agent is one of the best decisions you can make as a seller to keep your move stress-free and your spirits high.

Still not sure? Consider these reasons for skipping the For Sale by Owner (FSBO) route and working with an experienced real estate pro when selling your Eastern Panhandle home.

Agents will find the buyers for you
Real estate agents have their own marketing strategies in place to seek out Charles Town, Ranson, Martinsburg, Inwood, Falling Waters, Harpers Ferry, Shepherdstown buyers and get them to your front door. However, when you decide to FSBO, this is all up to you! Finding buyers becomes your responsibility and can be overwhelming to those homeowners that already have a full-time job. Kable Team Realty has years of experience in attracting homebuyers and grabbing their attention where many look first for available homes— online! Not only do we understand the importance of great listing photos and home descriptions, but we'll put our knowledge to work for you!

Agents will negotiate for you
You may not realize it at first, but think of all of the parties involved in a single real estate transaction. When you decide to FSBO your home, you'll need to negotiate wth the homebuyer, their agent, the buyer's bank, the appraisal, the inspector, the title company and many more, all on your own. Leaving this to the pros at Kable Team Realty can help you rest assured that everything is going as it should. We will take care of everything!

Agents will get you the best deal
Not only will we work on your behalf to negotiate with each of the parties involved in selling your home, we will ensure you get the best deal! In fact, working with a real estate agent when selling your West Virginia home has been known to net the homeowner as much as 13% more than if you decided to FSBO.

Choosing to work without a real estate agent can be a lot of work, especially in today's real estate market in Jefferson and Berkeley County West Virginia. Take a load off of your shoulders as we head into the busy summer months and leave it to the local experts! Kable Team Realty is here to help you in your Eastern Panhandle move!
