Eastern Panhandle WV Real Estate Blog
Tuesday, 28 July 2015

This summer has been full of activity and opportunity in the local real estate market, especially for Eastern Panhandle home sellers! It is true that now is a great time to buy given rising mortgage rates and housing prices, but the timing is also ideal to sell! With more homebuyers coming out ready to purchase their dream home, sellers have the chance to make a move and let their property shine!

Here are three reasons to consider selling your home in Jefferson or Berkeley County this summer:

Buyer Demand
As we mentioned above, homebuyer demand is increasing! According to the latest foot traffic numbers, there are more prospective buyers out looking at homes than their have been at any point in the last two years! These West Virginia homebuyers are out in the market right now, ready to settle into a property in the Eastern Panhandle, so take advantage of the bustling activity.

Less Competition
While this is indeed a lucrative time for home sellers in Charles Town, Ranson, Harpers Ferry, Hedgesville, Shepherdstown, Martinsburg, Falling Waters and Inwood, inventory is still on the lower end. Listing your home now will not only give you a chance to catch a motivated homebuyer's interest, but your property can shine! The lack of other homes for sale in the area can put yours on the map— and we can help!

No Better Time
If you've been thinking about moving to a new home in the Eastern Panhandle, there will be no better time to do so! Home prices are projected to appreciate by  at least 19% over the next five years. Mortgage rates are also expected to rise one full percentage point by this time next year. Waiting to buy a home will only end up costing you more money—both in down payment and mortgage payment.

Kable Team Realty is here to work with you on selling your home this year! Do not hesitate to reach out with any questions you have about listing your property, activity in the local real estate market or other available homes.

We look forward to hearing from you!

There's no doubt about it— summer is here! The rising temperatures in West Virginia's Eastern Panhandle have residents reaching for the AC or at the least, finding local indoor activities to help beat the heat. As your Jefferson and Berkeley County real estate experts, we are happy to introduce you to the many reasons our area is a great place to call home, even in the hot summer months!

Below are four places you can keep cool this summer, right here in the Eastern Panhandle:

Shepherdstown Opera House
131 West German Street
Shepherdstown, WV

The Shepherdstown Opera House is dedicated to showing the best independent films and offering musical entertainment in a friendly local music hall. Take a peek at the line-up, mark your calendar and get out of the sun to enjoy a movie or music!

John Brown Wax Museum
168 High St
Harpers Ferry, WV

The story of John Brown and the Harpers Ferry Raid comes to life in this wax museum! The wax figures give visitors the illusion of going back in time and a chance to learn more about the community of Harpers Ferry. The museum itself still stands all due to the land on which it sits becoming a National Historical Park just after it opened in 1961.

Jefferson County Museum
200 E Washington Street
Charles Town, WV

On a hot summer day, head indoors to this local museum to discover the people and places that helped shape the county! Located in historic downtown Charles Town, the museum is dedicated to detailing the rich past of Jefferson County— from George Washington's surveying here to the John Brown Raid at Harpers Ferry.

Ice House
Berkeley Springs, WV

Sounds like just the place to spend a hot day! The Ice House is a great gathering space to view, make and even purchase art! Thousands have done so since its acquisition and as a result, it has become a must-visit destination in our community.

Kable Team Realty is here to help guide you through the homebuying and selling process this summer! Feel free to reach out with any questions you might have about the real estate market or the communities of Harpers Ferry, Shepherdstown, Charles Town, Ranson, Inwood, Falling Waters, Martinsburg or Hedgesville.

If you haven't started saving for a down payment, like your current apartment, have a busy schedule or simply want to avoid the hassle of moving, you may have decided to put off buying a home in West Virginia's Eastern Panhandle this summer. However, have you considered the costs associated with waiting until next year to buy a home?

Waiting just one year to become a homeowner or move to a new home in Jefferson or Berkeley County can cost you hundreds of dollars extra per month than if you made the same purchase right now. For instance, mortgage rates are projected to rise to 5 percent within the next 12 months and home prices are expected to appreciate by 5 percent within the same time frame.

What does that mean for you? A difference of $200 extra in your mortgage payment! If you purchased a home for $250,000 with today's current mortage rates of 4 percent, your monthly payment (principal and interest) would cost around $1,100. Next year, given an increase in home prices and mortgage rates at 5 percent, your dream home would cost over $262,000 with a monthly payment of $1,400!

Assuming that you waited until next year to buy a new home in Charles Town, Ranson, Shepherdstown, Harpers Ferry, Martinsburg or Hedgesville, your new mortgage at 5 percent would have an overall annual additional cost of $2,600!

Look at it this way, Eastern Panhandle homebuyers. The extra money spent per month on a mortgage payment one year from now can be compared to the following:

  • Buying a new car with a monthly payment of $200-$300 per month
  • Eating dinner at a new restaurant every Friday or Saturday night ($50, 4 times per month)
  • Buying a morning coffee every day ($2) and eating lunch out once per week ($10)
  • One big, annual family vacation ($2000!)

As your expert real estate team in the Eastern PanhandleKable Team Realty can help you make the best financial decision this summer and walk you through the process of buying a home! Looking back 30 years from now when you will likely pay off a new mortgage, we think you'll agree that now is the time to buy!

With more homebuyers ready to make a purchase in West Virginia's Eastern Panhandle this year, it is an exciting time in the real estate market! Low mortgage rates are allowing Jefferson and Berkeley County residents to search for new homes and as a result, homes are selling faster than in past years! But that doesn't mean home sellers can set any price and achieve a successful home sale.

Before you decide to list your home at the highest possible number, consider these reasons to avoid overpricing your home:

You allow other homes in the spotlight
Overpricing your Eastern Panhandle home can put the spotlight on other, lesser priced homes in the area. While homebuyers may like your property more, the seemingly "better value" home may sell quicker than yours simply due to the price tag.

Buyers could miss seeing your home
With more homebuyers looking for new properties online first, they tend to set search parameters. They can narrow down available homes by square footage, number of bedrooms, location and price range. If buyers set those price parameters—for instance filtering homes between $100,000 and $200,000—and your home is priced out of that bracket, they could miss seeing the property entirely.

The home could become "stale"
Pricing your home too high for Eastern Panhandle homebuyers may cause your property to "sit" on the market. When a property sits on the market for 30 days or more, it can become "stale." Working with Kable Team Realty can allow you to set a realistic price for your home from the beginning and avoid dropping the price drastically just to sell.

This summer is a great opportunity for home sellers in Harpers Ferry, Martinsburg, Ranson, Shepherdstown, Charles Town, Falling Waters, Inwood and Hedgesville— just don't get carried away with pricing! Working with your Kable Team real estate expert, we can determine the right price for your home that is both realistic for the real estate market and advantageous for you as the seller!

Give us a call today for more information about selling your Eastern Panhandle home! We look forward to hearing from you!
