Spring is traditionally a busy time for the local real estate market, with many Eastern Panhandle homeowners planning home projects in preparation to sell. However, it is important to keep in mind that not all improvements pay off at resale. While you may think they are a wise investment for your property, they may not be what West Virginia buyers are looking for or simply don't add enough to the value.

As you plan your projects this spring, you will want to be sure to avoid the following five that will not return your investment when you list the property:

Closet renovation
While it may surprise you, a closet renovation will only recoup Eastern Panhandle homeowners as much as 57% of the money put in, according to a new report from the National Association of REALTORS and the National Association of the Remodeling Industry. 

Adding a new bathroom
According to the report, installing an additional bathroom in your home ranks highly in terms of homeowner satisfaction, but low in terms of money recovered at resale. An additional bathroom will only provide homeowners with roughly 52% of their investment.

Adding a master suite
Installing a master suite or giving the one in your Jefferson or Berkeley County home a complete overhaul can be one of the most expensive home projects to tackle. And while the majority of homeowners are pleased with the end result's effect on their property, the report shows you may only recoup 53% of your initial investment. 

Wood-frame windows
Replacing your Charles Town, Ranson, Inwood, Harpers Ferry, Martinsburg, Shepherdstown, Falling Waters, Hedgesville home's windows and roof can make a big impact on today's homebuyers. However, new wood-frame windows—which cost an average of $26,000—tend to only provide owner's with 58% of the cost at resale.

Bathroom renovation
Bathrooms and kitchens are important to buyers in the current real estate market, but don't be too quick to remodel yours just to sell the property. Bathroom renovations, as suggested in the NAR report, can cost an average of $25,000 and yet only return 58% to homeowners

With St. Patrick's Day already this week, it is safe to say this month is flying by! And since the next holiday on the calendar is not too far behind— Easter is Sunday, March 27th—Kable Team Realty is happy to share how you can enjoy the spring traditions right here in West Virginia's Eastern Panhandle. If you will be in the area on Saturday, March 26, you will want to head to downtown Martinsburg for the Pet Parade and Egg Roll!

From 11:45 AM to 1 PM, Main Street Martinsburg will be hosting their Easter Pet Parade and Egg Roll downtown. The Pet Parade will be led by the Easter Bunny and begin on the corner of Martin and Queen streets, proceeding south on Queen, before ending at the Town Square for the Egg Roll. Parade goers in their Easter bonnets and pets in costume are encouraged and DeFluri's Chocolate Bunny prizes will be given for best bonnet, best dressed pet and for winners of the egg roll. 

The Egg Roll will begin after the parade lands at Town Square and is meant to be enjoyed for children in two age groups— 5 and under, and 6 to 10 years old. Kids will toss an Easter egg with a spoon across the South Lawn of the Town Square in this egg-cellent competition.

The spring season typically brings a wave of Eastern Panhandle homebuyers to the real estate market— many first-timers who are ready to stop renting and others simply moving on to their next dream home in Jefferson and Berkeley County. But that doesn't always mean they are prepared to do so! Your credit score will be a major part of your mortgage approval and if you haven't already, you will want to clean up your score prior to making that home purchase.

Below are three ways West Virginia buyers can groom their credit scores before applying for a mortgage:

Spot the errors on your report
Get a copy of your credit report and go over each line with a fine-toothed comb. If you spot errors, it is up to you to fix them— and you will want to do so as quickly as possible as they can take months to be remedied. You can file a claim on any of the credit bureau websites and should have a response within 60 days.

Stay up to date on payments
If you're looking to boost your score, there is no better way than simply paying your bills on time. Don't miss a payment!

Pay more than the minimum
It is wise to stay current on your payments, but also try to pay over the minimum each month. A long history of paying only the minimum amount does not look the greatest to someone reviewing your credit report. Paying even just a bit over the minimum will help you save on interest and bring down balances faster.

The busy spring real estate market may be upon us, but there is one factor Eastern Panhandle homebuyers will be met with as they begin the house hunt— low inventory. The number of homes for sale in West Virginia is trending on the lower end, compared to previous years, and as a result, is driving home prices upward. 

According to the Quarterly Metro Home Price report released in February by the National Association of Realtors, home prices are not just on the rise, but the rate at which they are increasing is also speeding up. "Without a significant ramp-up in new home construction and more homeowners listing their homes for sale, buyers are likely to see little relief in the form of slowing price growth in the months ahead," said NAR's chief economist Lawrence Yun.

So what does this mean for you as a homeowner on West Virginia's Eastern Panhandle? You could see a quicker sale by listing your home this spring as buyers have fewer properties to choose from and what's more, you may be able to sell for top dollar. Keep the following tips in mind prior to listing your home in Charles Town, Shepherdstown, Hedgesville, Martinsburg, Ranson, Falling Waters, Harpers Ferry and Inwood in order to maximize your sale's potential. 

Carefully choose the listing price
The listing price chosen for your home will have a major impact on the success of the sale. Remember, you don't want to overprice your home as you may put it out of reach of many motivated Eastern Panhandle buyers who would otherwise make an offer.

Homes that were sold by using a real estate agent tend to sell for higher prices than those who go the FSBO (For Sale by Owner) route. For instance, the median price of FSBO homes was $210,000 last year, while those sold with the help of an agent had a median selling price of $249,000— that is $40,000 more than the typical home sale, according to the Economists' Outlook Blog.
