Now that March has arrived in West Virginia's Eastern Panhandle, the weather is warming up and it's time to start thinking spring! Not only does that mean filling the calendar with outdoor events and activities, but sprucing up your home for the season ahead. Consider the following your March to-do list for your Eastern Panhandle home:

Clean your gutters
Over the winter months, debris has taken up residence in your home's gutters and it's high time to clean them out! Without doing so, you will find that overflowing gutters and downspouts can cause serious water issues both inside and outside of your home.

Tend to your yard

According to a new study, there is another influence at work for homebuyers and sellers as we enter the 2017 real estate market— pets! You would be surprised at the emphasis these two groups are putting on their furry friends—a whopping 81 percent say they consider their pets—when deciding on where to live or where to move, even how to renovate their homes!

It seems that pets ultimately play a big role in the home that Eastern Panhandle buyers choose, with many reporting they consider the needs of the entire family in making this major decision. The study found that 99 percent of pet owners consider their pets part of their family and 89 percent would not give up their pet due to housing restrictions or limitations.

But it's not just West Virginia buyers— it's home sellers too that put their pet on the top of their priority list! According to the study, 12 percent of pet owners have moved to accomodate their animal, while 19 percent said they would consider moving to accomodate their pet in the future. So what can you do as a home seller to ensure pet owner buyers are attracted to your home? We've come up with a few suggestions below!

For Sellers

1. Remove any animal scents
While buyers will be looking for pet-friendly homes in Jefferson and Berkeley County, they don't want to smell yours. Consider having your home professionally cleaned, or at least the flooring, to remove any pet odors that are lingering.

2. Take pets out of the home during showings
Just as you would create a neutral palette when staging your home, the same applies to pets. You want to appeal to the majority of buyers and if they cannot envision themselves in the property, they may not move forward. If possible, make arrangements for your pets during showings so buyers can look without being distracted.

3. Replace pet-damaged items and features
Did your dog chew up the trim in your kitchen? Be sure to replace it before buyers arrive for a showing!

4. Play up pet-friendly features
If your Martinsburg, Charles Town, Hedgesville, Harpers Ferry, Shepherdstown, Ranson, Inwood or Falling Waters home has a fenced yard or easy-to-clean floors, don't forget to point that out to buyers in your marketing!
