Summer is officially here in West Virginia's Eastern Panhandle and that means endless sunshine, days spent outdoors, and of course, cranking up the A/C when the temperatures start to climb even higher. And while we're all ready for the return of this beautiful season in Jefferson and Berkeley County, what many homeowners are not ready for are the large energy bills. Summer can usher in higher costs in your Eastern Panhandle home and as your local real estate experts, we're sharing four ways you can keep them down this year!

Rotate your ceiling fan
If your ceiling fan is not already circulating in the right direction for summer, it's time to flip the switch. The blades should be turning counterclockwise to keep cool air moving.

Clean your air conditioner
You will likely be using your A/C a lot more during the hot summer months, so take the time to clean it off. Shut off the power to the unit, hose down the coils and clean out the vents to make sure nothing is blocked. If necessary, trim back shrubs around the A/C and clear out any dead leaves.

Replace the filter
To make sure your A/C is running in its best condition, it is recommended that you replace the filter every three months. However, for optimal performance, you can change them as often as every month! This will ensure that your A/C is not being slowed down by inefficiency.

Cool down the lights
Having your lights on all day can really put off more heat than you might imagine. Consider swapping out your heat-producing incandescent lightbulbs with fluorescent bulbs that tend to be cooler and more compact.

Whether you're a current homeowner ready to move to your next dream or a first-time buyer looking for the perfect property in Charles Town, Ranson, Hedgesville, Sheperdstown, Harpers Ferry, Martinsburg, or Inwood, you can count on Kable Team Realty!

Selling your home in West Virginia's Eastern Panhandle is a big step and in today's real estate market, you will want a seasoned pro on your side to help answer questions and guide you through the process. But the last thing you should do is choose an agent quickly and without thought— there are several important questions you can ask to ensure you are choosing the right one.

Below are three questions to add to your list as you choose which agent to work with this year:

What areas do you specialize in?
Ask your potential agent which neighborhoods or communities they specialize in as having local knowledge can help you greatly when selling your Jefferson or Berkeley County home. Remember, price fluctuates by area and homes listed just a few miles apart can differ greatly in value. An agent who knows your area will help you price correctly from the start.

What is your sales plan?
In today's market, Realtors can no longer rely on mailers alone. The right agent will pull all of their resources to sell your home, from mailers to advertising the listing on social media, the MLS, and even open houses.

How do I get my home ready?
Your potential agent will have suggestions for how to prepare your home for sale. Ask them what improvements they would recommend to help boost your value or attract buyers, how they think the place should be staged, or if your home simply needs to be thoroughly cleaned and de-cluttered. Oftentimes, that can do wonders for a property!

Inventory may be trending lower than it's been in the past, but that doesn't mean buyer demand has decreased along with it. In fact, buyer demand is soaring and many of those in the Eastern Panhandle real estate market are first-time buyers! Buyers are looking for property while mortgage rates are still historically low and before prices rise even further, however there are some that are wondering— Is it worth it to buy a starter home?

If you find yourself unable to purchase your forever home right now, that doesn't always mean you should give up the game entirely. We've included three reasons why buying a starter home is still a good idea:

You will build stability
When you own a home in Jefferson or Berkeley County WV, you begin to feel grounded and part of a community. Perhaps because you can truly make the property your own with personal touches, homeownership provides a certain sense of stability that renting just does not.

You will build equity
One of the greatest benefits of owning a home in West Virginia is the equity you will build. If you plan to stay in the home for at least five years, you will likely come out ahead and realize your return on investment. What's more, you can apply for equity you build by adding improvements to the down payment on your next home.

You will have tax benefits
Homeowners in West Virginia's Eastern Panhandle are able to deduct their mortgage interest off of their taxes. For instance, if you pay $1,000 a month in interest, you can deduct $12,000 at the end of the year.
