As Jefferson and Berkeley County real estate agents, we service multiple areas in the Eastern Panhandle of West Virginia. One of the best things about living in Charles Town is that it has an interesting, rich historical background. As a result, there is an abundance of things that you can do all over town that are conducive to learning about the area’s history. See a show at the Old Opera House.
This performance arts center was constructed in 1910 and revitalized in 1970 as the city of Charles Towns’s center for the arts. Each season, six main stage shows, a summer children’s production, dinner theatre and black box theatre are just a few of the many types of performance productions  that this historic attraction offers. The building is on the National Register of Historic Places, so as you enjoy each stage show, you can do so knowing that you’re in a building that is full of local history.

Take a walk on the Washington Heritage Trail. This is one of the best timelines of American History that there is. Encompassing colonial towns, industrial sites, Civil War locations and railroad landmarks, you have miles of historical attractions to enjoy should you choose to embark on the trail. There are 48 historical points of interest all along the trail, so you can experience a little slice of our country’s history over the course of several different days.

See the sites on Charles Towns’s Historic Downtown Walking Tour. Thirty two pieces of history will come to life before your eyes in Charles Towns’s historic downtown area. The Jefferson County Courthouse, the Flagg House and the Brown house are only a few of the many highlights that you would be able to experience on this walking tour. This particular attraction is perfect for newcomers because it gives you a fantastic introduction to the Charles Town community, and it gets you out and walking around our downtown area.

Whether you are searching for your first home or are a seasoned Jefferson County home buyer, there is nothing like the thrill and excitement of finding the perfect property. We, as an experienced team of Jefferson and Berkeley County real estate agents, have seen many buyers enter each transaction with enthusiasm and eagerness, which is wonderful. Sometimes, however, people can get so caught up in the prospect of moving somewhere new that they can forget to consider important factors during their search. This can create buyer’s remorse, which is something that nobody wants to have after making such a large investment in a property.

Just as with most things in life, there are a few “dos” and “don’ts” that should be considered as you embark on your Berkeley or Jefferson County home search. We used our past experiences and knowledge of how home buyers behave to compile a list of the few most important things to do, and not to do, when you decide to buy a home. Let’s start with the “Dos”:

1. DO research the neighborhood. The Eastern Panhandle of West Virginia has several wonderful communities that are perfect for raising families. The key is to find the one that suits you best. Whether you want to settle in Charles Town, Ranson, Inwood or Hedgesville, it’s important to make sure that you do your research beforehand. Find out everything you can about the community and school districts. Think of it as becoming a detective. Gather data, review it and make your final decision based upon what you research.
2. DO look at a few houses before deciding on one. Don’t find yourself falling for love at first sight. It’s important to compare a home you really like with other listings in the area. If you don’t, you could end up overpaying or missing out on a great property.
3. DO invest in a professional inspection. Even if a property is pre-inspected, you should still get your own inspection to ensure that there are no major, undisclosed issues with the home. The majority of issues with any house aren’t visible to the naked eye, so hiring a professional inspector to go through the home with a fine-tooth comb will bring any potential issues to the surface early-on.
4. DO buy based on need, not want. Sure, those fancy upgrades and luxurious amenities may sound enticing, but it’s more important to buy based on your fundamental needs. Will you be expanding your family? Do you need to be in proximity to a major city? These aspects of a home are far more important than what you want.

All of these things are what you should be focusing on as you begin your Berkeley or Jefferson County home search. The next things, however, you should avoid.

1. Buying a home through an auction? Don’t overbid. It is possible to find your dream home at an auction, however bidders can often drive the price way above market value. Don’t overbid! You could be grossly overpaying for a property that may not end up being up to your standards. Proceed with caution at an auction!
2. DON’T buy a home based on its décor. Sure, the pristine decorating at the showing might be what draws you in, but keep in mind that you’re going to have to fit your own decorative pieces into the home after closing. Instead, focus on the physical space of each room and determine whether or not it’s functional for your lifestyle.
3. DON'T take real estate ad copy for what it is. Think about it: advertising is meant to make things sound as enticing as they possibly can. That’s why it’s important to know how to decipher what certain words really mean. “Cozy” most likely means small and “as-is” could mean that there may be a lot of work that needs to be done on the home. If you know how to read between the lines, you won’t be in for an unexpected surprise at showing time.
4. DON’T buy the most expensive house on the block. While everyone wants to try and keep up with their neighbors, it’s important not to outdo them. Chances are, you won’t get the same return on investment that you put in to the home, and you could end up losing money on the deal. Think about whether or not the house is on-par with the rest of the neighborhood before choosing to buy it.

If you keep these common home buyer dos and don’ts in mind as you begin the search for your dream home in West Virginia’s Eastern Panhandle, then we’re fairly confident that you will be a happy homeowner after closing. Buyer’s remorse is something that nobody wants to go through, so although you might be excited to find your dream home, it’s important to keep a clear, logical head as you go through the transaction.

As a Jefferson and Berkeley County real estate team, we have many years of combined experience with assisting buyers and sellers in the Eastern Panhandle of West Virginia. Particularly in today’s tough real estate market, sellers need to stay on top of their game. They need to consult with the right real estate professional to come up with a plan to successfully market and sell their home. The second purpose of staging is to maximize the space available in each room. The more multi-purpose each area of the home looks, the more attractive it will be to buyers, as they won’t be pigeon-holed into using a room the same way that you did.

Make sure you buff up your curb appeal.
Think about it: when you walk up to a home for the first time, elements such as landscaping and paint play a large part in your first impression of the property. This is what we in the real estate industry call “curb appeal.” The better your home looks from the sidewalk, the more interested buyers will be in going inside. Make an effort to have impeccable landscaping and a fresh welcome mat, and if need be, do a few paint touchups. The extra effort will go a long way in getting Berkeley and Jefferson County home buyers to walk through the door.
