Eastern Panhandle WV Real Estate Blog
Tuesday, 30 April 2013

Are you ready to take advantage of low mortgage rates, climbing home prices, and increasing buyer demand? You can be sure now is the time to sell your Eastern Panhandle home and turn a great response from the local real estate market. But first, what you must remember is that your home must be prepped to sell to see a successful sale. How can you be sure your home is photo ready? The following tips will show you easy, inexpensive ways to prep your Jefferson or Berkeley County home

1. Easy Upgrades
The goal is to spend as little money as possible, but add fixtures and features that the Eastern Panhandle buyer will love. You don't need to completely renovate your kitchen, install a new roof, or put in a pool. While buyers may be impressed by those, they are probably not willing to pay extra for them. What they will be intrigued by are small updates like new doorknobs, lighting, a fresh coat of neutral paint. These are improvements that are universal in the real estate market and buyers will take note when it comes time to decide.

2. Curb Appeal/The Exterior Factor
Again, these updates don't take much money or work but will grab buyers' interests from the moment they step foot in front of your West Virginia home. Make sure your lawn is manicured, plants and hedges are properly trimmed and watered, and assess your walkway for cracks and crumbling. Gutters should be aligned and loose siding or caulking tended to. Keep your garage door closed and if you own any alternative or recreational vehicles, store them elsewhere while the home is on the market. Finally, when they get to the front door, they'll want to feel welcomed— add a fresh coat of paint.

3. Inside Appeal/The Interior Factor
Buyers should feel just as intrigued with the interior of your home as they do the exterior. Walk from room to room to be sure they isn't any clutter, no obstacles in pathways, or maintenance issues that are visible. Give every room a thorough cleaning, which includes placing all items where they belong. Removing items from kitchen and bathroom countertops can make a big difference to a buyer. They should be able to visualize themselves and their own belongings in the home— they can't do so when your personal items are on display. Repair out of order fixtures like showerheads and faucets, as well as wallpaper or ceiling cracks. To really give your Eastern Panhandle home the wow factor, perhaps stage the home with a set of new towels or a flower arrangement.
