When it comes to appraisals, many Eastern Panhandle homeowners are disappointed to receive a lower number. Naturally your home holds a great deal of sentimental value, but it's important to consider all of the factors that go into crafting this figure and how it will affect the success of the sale. Afterall, your home in Jefferson or Berkeley County is worth as much as today's homebuyers will pay for it and it is the appraiser's job to find out how much that might be.

Comparable Homes
Appraisers in West Virginia's Eastern Panhandle will use recent transactions of comparable properties in the area to help find your home's value. It's important to keep in mind a home must have the same amenities, features and size as your property to be considered similar. Even though a home in your neighborhood may have sold for much higher than your home value, it may have had recent upgrades, a larger size and different design than your property. The number of bedrooms is also key when configuring value as three bedroom homes typically sell for more than those with two bedrooms.

The Area
You've heard the phrase "location, location, location" and it could not hold more true when calculating your home value. Is your home located in a high traffic area? Can you hear cars zooming by at all hours of the day? On the other hand, do you have a lake or pond nearby? These are all external factors that can either decrease or boost the price of your home.

Upgrades
Recent updates to your Eastern Panhandle home like a new kitchen, bathroom fixtures, deck or pool can all potentially increase the value, but it all depends on the current real estate market and the area in which your home is located. Spending upwards of $50,000 in upgrades does not necessary mean you will sell your home for that much more— especially if your area does not support higher home values. It's also helpful to keep in mind that while spending on landscaping and curb appeal may help you sell faster, you may not always recoup all of the costs.
